Hours of Operation & Holidays

Effective September 2007

The 1st through the 5th of the month we will still be open until 5:00 pm. We take an hour lunch from approximately 12:30 pm to 1:30 pm. Hours subject to change.

The following list is the days this office will be closed throughout the year:

President’s Day, Good Friday (Close at noon), Memorial Day, July 4th, Labor Day, Veterans Day, Thanksgiving and the Friday after, the third week in June, and Christmas week.

 

Adequate Funds Prior to Renovations or Repairs

 

Effective IMMEDIATELY

 

September 8, 2004--NCPM will no longer contract for jobs unless adequate funds are in your account. According to the California Department of Real Estate, we can only use funds designated for your specific property. We cannot pay bills for your property from another owner's account. Too many times we have had properties painted or carpet installed and have had to wait weeks and even months before we can pay the bills, putting our company at risk for lawsuits. Therefore, effective immediately, any repairs or renovations over $100 will need to be funded prior to the start of work. Be assured, jobs will only be paid after they are completed and meet our high standards of workmanship.

Conducting Semi-Annual Smoke Detector Inspections

 

August 3, 2004

 

Within the next several months we will be conducting our Semi-Annual Smoke Detector Inspections. We will conduct inspections on all properties that haven't been vacant within the last three (3) months.

 

Late Fee Increase

 

Effective June 1, 2004

 

On April 14th we mailed letters to all the tenants, stating that we are now charging 6% of rent or $25.00, whichever is greater, as a late fee for all rents received after 5 p.m. the 5th of every month.

 

If your tenant (s) continually pay their rent on time, this will not effect them.  However, if your tenant (s) are routinely late, which is who this letter is directed toward, then you may notice an increase in your monthly statement for the months they are late.
