In an effort to decrease the routinely high volume of late rent payments, we are exercising our right to charge 6% of rent or $25.00; whichever is greater, for late penalties as stated in your rental agreement.  Effective June 5, 2004; if you have not paid your rent by 5 p.m., currently «Current_Rent_», you will be charged «M_6_of_Rent» in late penalties, which is payable at the time you pay your late rent.  If it is not included with rent, any outstanding penalties will be deducted from the following month’s rent, and you will owe the remaining balance. 

 For example:  If your rent for June is $500.00 and we have not received it by 5 p.m. on the 5th of the month, you would be charged $30.00 (6% of $500.00) in late penalties.  The total you would owe for the month is $530.00.  If you do not include the late fee and you only pay $500.00 for the month, it will be paid with the following month’s rent.  So from July’s rent of $500.00, $30.00 would go towards the outstanding penalty balance, and only $470.00 would go towards July rent; you would still owe $30.00 for rent ($500.00 - $470.00 = $30.00).
